I was interested in business issues long before I started doing business. My choice fell on coffee.

When I got the idea to start a business, I went through a lot of ideas in my head and didn't even consider the option of opening a coffee shop. At that time, I drew attention to vending and was already ready to buy two coffee machines and one snack machine, but then I found out that in this business it is best to first select the location of the machines, and only then buy.
I couldn't find a place, so I switched to a coffee shop. Moreover, the income from a coffee shop, according to my calculations, should have been much higher than the income from several coffee machines.
I had no acquaintances who could give advice in this regard, so I had to rely only on myself. Looking ahead, I can say that there is a lot of false information on the Internet.
Almost every second article about this business promises a novice businessman a mountain of gold. In fact, this is not at all the case.
Which coffee shop
Most of all, I wanted to open a coffee shop, where the customer could go and sit. Shelf of books, chess table - this is the perfect coffee shop that I built in my imagination, but then it would have taken too much money... In addition, this style already resembles an anti-cafe.
Therefore, it was decided to open a mini-coffee shop. That is, a small, modern booth, in the form of a stall. In another way, it is called a coffee kiosk.
In principle, a mini-coffee house is in no way inferior to large coffee houses, because the main trend of coffee houses is “Coffee to go”. This is exactly the direction I tried to adhere to.
When I first became interested in this issue, I watched several such kiosks for several hours. One was near the train station.
Another kiosk in the city center. In half a day, these kiosks had 24 and 32 customers, respectively.
Seat selection
Choosing a place for a coffee shop is not so easy. It seemed to me that all the best places had been taken for a long time. The first location I chose was in a mall, but I was confused that it only gets lively on weekends. I was refused in other shopping centers. In several of them, the rent was too high.
In the end, I chose the main street of the city. Our city has its own "Arbat". Only pedestrians can move along it. The traffic is busy, especially on weekends and holidays. There are shops and business centers here. Street vendors sell souvenir products.
I put my kiosk near the bookstore. Rent 4 sq. m. only 12 300 per month. The contract was concluded in the city administration. True, there is one but ... .. On holidays, the rent is 2400 for the area I occupy. That is, this is an additional fee to the monthly rent.
Such conditions are common throughout the territory of our country. In my case, there is a discount because I am a permanent tenant. Those who trade exclusively on holidays pay more. The price is also measured from the number of occupied square meters.
You don't have to pay for electricity. It is included in the rental price. However, during heating periods, the price rises by 900 rubles.
Buying a coffee kiosk
There are many coffee stalls for sale on the Internet. When I first became interested in this issue and saw the prices, I gasped! coffee cups - 200,000-250,000 thousand rubles.
And this is on condition that I planned to keep within 200,000 thousand rubles.
The cost of this kiosk is 240,000 rubles.
This is what my kiosk looks like. The price is 120,000 rubles.
I managed to find a cheaper option for 120,000 tons. I did not consider used options. Its internal area is less than that of models for 200,000 thousand rubles. It's already cramped to be there together.
The choice of a kiosk should be taken very carefully. Initially, I chose a model for 90,000 tons. and already wanted to order, but when I phoned the company, it turned out that this was only the cost of the frame, without interior decoration and insulation.
You can buy a kiosk even cheaper. Plain, rectangular. Their average price is 50,000 - 70,000 rubles.
The kiosk was delivered five days after the payment was made and the sales contract was signed. For most companies, the deal is roughly the same. The contract is sent to the email address, it must be signed and sent back. You can ask to send the contract by mail.
The price includes delivery, directly to the location of the kiosk. After installation, it is necessary to check the integrity of the kiosk: doors, locks, windows, roof, no damage, after which a document is signed stating that the goods were received intact. It is also necessary to sign the inventory, having previously checked the presence of all the details and elements of the kiosk.
Equipment purchase
I didn't buy equipment for my kiosk until it was delivered to me. It was important for me to see what was going on inside and determine the size of the future equipment. How and where to place it. At that time, I was sure that I would spend a lot of money, but everything turned out cheaper than I expected.
I bought a FUTURMAT Rimini A / 2 coffee machine. One of the most expensive. Its price is growing from year to year. I managed to get it for 85,000 rubles. Six months later, when I was selling the coffee shop, its price rose to 130,000 tons.
This model is used by world-famous coffee houses. It has practically no analogues. At least in its price range. It has a 2-year warranty.

I opened the second coffee shop after 3 months, that is, the funds that were supposed to pay off the first coffee shop, I just invested in the creation of the second coffee shop. If we are talking specifically about paying per square meter, then of course you should think about reducing the total area in favor of functionality, the entire space should work and bring money. For example, the situation with my first point was not the best. There, the price for 1 square meter was 8 thousand rubles, for 6 squares I paid 48 thousand. This point could easily be reduced to 3-4 square meters and therefore save 16-24 thousand rubles a month.
- How do you choose locations for new coffee houses and choose for existing ones? What are you paying attention to? What are the indicators of an attractive place for you?
